What are the reasons for raising a building?
Sometimes poorly constructed foundations need to be rebuilt. The head height in lower areas was not sufficient or simply another storey needs to be added to create more living or parking area.

Do the houses ever get damaged when raised?
It is important to anticipate any potential problems in advance of the raise.  Generally, you can expect some cracking from the corners of the door frames and the window frames   If a house is going to be too problematic, perhaps a more feasible alternative should be sought.

Do raised buildings make good revenue properties?
Definitely. To build new and rent is often not practical or economically feasible. The appraised value of a rebuilt home is often equal to that of a far more expensive newly and possibly poorly constructed home. Age has proven these homes to be sound.

When and why do fireplaces/chimneys have to be removed?
In some cases building codes prohibit the re-use of relocated chimneys - check with local authorities.

Who is responsible for obtaining permits?
Building permits are the responsibility of the homeowner. You will have to do a foundation sketch, elevation plan and site plan to satisfy your building inspector.

How do I find out how much a foundation costs?
Contact a basement contractor local to you for an estimate.

What types of foundations are acceptable?
Poured concrete is the most common while styroblock/concrete or slab foundations should be considered. Concrete block foundations, pressure treated wood, post and pad, skidlog or steel beam, are other alternatives.

Can the foundation be constructed larger than the upper structure?
Yes, this can be done creatively and effectively through simple design and engineering.

What type of preparation is involved to be ready for the house? Do we need to hire a contractor for this?
A contractor is a good idea, or at least someone hired to oversee the entire operation. Many people are capable of preparing their own site and organizing their own project, possibly needing no or very little guidance.

Who reconnects the services?
A qualified person. You have hired a qualified company to move your house, do the same when connecting your services.

Do the banks finance this project?
There is not much difference between this and a conventional mortgage. You just start at different points. By recycling a house, your costs are less, but you have more to show for it sooner.

Do you do complete set-ups?
No, we do not.

Do we need special insurance? What does your insurance cover?
This is unique to every project. Generally cargo insurance is carried by the mover while in our care and control. Some insurance is available for vacant or stored buildings and available upon request. Generally once the house is on site and secured to foundation, regular course of construction or home owner's insurance will take effect.
